Fence Repair and Painting

FENCE REPAIR AND PAINTING
Owners are solely responsible for maintenance, repair and replacement of the interior fences separating the dwelling lots. The Association and Owners have a shared responsibility for exterior lot perimeter fences, with owners responsible for those fence repairs and replacement and painting of the interior fence side facing the patio area; and the Association responsible for painting of the exterior side of the fence facing the asphalt drive, and in the case of end ranches, the side yard.
 
Habitat for Humanity volunteers will resume painting the exterior side of fences facing asphalt drives or side yards the last week of April or the first week of May, weather permitting. 
The color and type of required paint to be used is posted on the HOA website, or can be obtained from Property Manager Donna Willer.  We are aware that some fence repairs are already underway.  Homeowners will need to have all fence repairs completed by end of day Sunday, April 25th.  During the last week of April, Management will evaluate all fences, and for those not repaired, Owners will be cited with violation notices, and their fences will not be painted by the volunteers.  A list of addresses whose fences are on the Habitat painting list are found below by clicking the link.  Again, the interior fences between units are the sole responsibility of Owners.

When the current supply funded by the grant obtained by Habitat for the Association runs out, a waiting list will be compiled by the Association for those who have submitted completed applications. Your Board of Directors authorized an additional $5,000.00 for additional units at the time the Program was initially approved.

Expanded Overnight Parking

BALCONY PROJECT

BALCONY INSPECTION

The final balcony inspection reports are now available for each phase and links are shown below. Please DO NOT USE YOUR BALCONY until you have been notified by the Association that the repairs have been made. Phase 5 does not have any balconies. The reports have codes for defects and description of defects.
 
Use the map link below to determine in which phase your unit is located. Click on the link for your phase to see the structural engineer's details for your balcony. Click on the balcony inspection report for more details.
 
 
 
Below you will find a link to the preliminary report from Highland Engineering concerning the condition of the balconies. The balconies highlighted in ORANGE are enclosed and will be replaced with the open railing design. The balconies highlighted in YELLOW will be deconstructed in the next couple of weeks. Summit Property Services will be onsite deconstructing 14 of the balconies selected by the engineers. Those homeowners will be notified as to when this will be done. After they are deconstructed and inspected, the engineers will draw up design plans to make the necessary repairs on all of the 140 balconies. Owners will be notified when their balcony is scheduled for repair. PLEASE DO NOT USE YOUR BALCONY UNTIL REPAIRS ARE MADE.

Please read the new 2-page article from CAI:  “Wearing Face Masks to Limit the Spread of COVID-19,” by Amy Repke.   Use the instructions to make your own face masks for your family.   If you are motivated to go even further, consider creating informal groups, following the example in the article, to help make masks for others in the Association and first responders.  Thank you for helping others help themselves. The Rules and Regulations for Solar Energy Devices is a new section.  Use this link to access this stand-alone document:   Click Here   Owners who wish to install a Solar Energy System must complete an Architectural Review Application for Association approval and file it with the Property Manager for review and processing.  Later, when we update the Comprehensive Rules and Regulations, we will incorporate these new Rules.

Sanitation Rules- Court H Fires

In the last  few weeks there have been   two fires that  is believed to have started in garbage cans.  While  the second fire is still under investigation, the  first fire is known to have been related to the garbage can. To view the  letter from the  Board President  regarding  the  fires, in English (Click here)  in Spanish (Click here).  It is important that all residents  follow the  Village Ordinance and the Associations' Rules and Regulations regarding the storage of  garbage cans on non-pick up days.  To view the Sanitation Rules and Regulations,  Click here. Facilities Modification Project 2018

The Association is moving forward with a facilities modification project.  The letter to homeowners   was sent to all  owners and residents on 3-6-18  to  inform homeowners and residents of the  Rules and Regulation changes relating to the  project (to read letter, click here).   On March 13, 2018 after discussions with the architects, an addendum to the letter was developed and  emailed to all homeowners with an active email address on file in an email blast (To read addendum Click here).   The Association  also held the first Town Hall Meeting  on March 17, 2018  to discuss and answer  questions or  clarify the  rules changes for homeowners and residents.  In attendance at the  Town Hall Meeting  were two Board members and eleven other  homeowners.  To read notes from the  Town Hall Meeting, please click here.  The Board has also  developed  a calendar and implementation timeline for  compliance to the  revised Rules and Regulations adopted on 2-27-18.  To review the  calendar/ timeline, click here.
Seeking Tutors-Literacy DuPage
